Multiplexes & Laneway Homes

Vancouver multiplexes, explained.

Vancouver’s zoning changes turned single-family lots into homes for three, four or six families. Here’s how to buy one — or sell your lot to a builder.

A Vancouver multiplex is a building with three to six homes on a lot that used to hold one house, allowed under the City of Vancouver’s R1-1 residential inclusive zoning (eight rental units are possible on some larger lots). Units can be strata-titled and sold individually, so buyers can own a new ground-oriented home — often with a laneway or garden suite option — for less than a detached house.

What can be built on a Vancouver R1-1 lot?

  • Duplex — two homes, often each with a suite.
  • Triplex to sixplex — three to six homes, depending on lot size and width.
  • Laneway or garden homes as part of the site plan.
  • Up to eight units on some larger lots when the homes are secured as rentals.

Lot size, frontage, density (FSR) and parking rules decide what a specific lot can hold. Always confirm with the City of Vancouver’s zoning and development by-law or a qualified designer before you buy or sell on that assumption.

Buying a multiplex unit or laneway home

  • Price: multiplex and laneway units usually start below new half duplexes. Deepak’s current new South and East Vancouver homes start from $990,000.
  • Strata: small stratas of three to six owners — review the bylaws, insurance and contingency fund plan.
  • Parking: many multiplex sites near transit have reduced or no parking; check what’s included.
  • Warranty: confirm BC 2-5-10 home warranty coverage and the builder’s track record.

Selling your lot to a builder

If your lot can carry a multiplex, its land value to a builder can exceed its value as a single-family home. Deepak works with Vancouver and Burnaby builders every week and can tell you what your lot is worth as a development site. See builders & developers or request a valuation.

Frequently asked

Under R1-1 zoning, most residential lots can hold a duplex and many can hold three to six strata units depending on lot size and width; some larger lots can hold up to eight rental units. Confirm a specific lot with the City of Vancouver.
Yes. Under the newer multiplex rules, laneway and garden homes built as part of a strata project can be sold separately. Deepak currently lists a new laneway home in South Vancouver.
Usually. Multiplex and laneway units are typically smaller and start at lower prices than half duplexes, while still offering a ground-oriented home with its own entrance.
It can be, if the lot size and width allow a multiplex. Deepak can estimate both the home value and the development value.
