Looking for a duplex in Vancouver? Most duplexes listed in Vancouver today are brand-new half duplexes (you buy one side, strata-titled) in East Vancouver and South Vancouver, typically priced between a townhouse and a detached house. Full duplexes (both sides) are rarer and usually sold as investment or multi-generational homes. Deepak Jagpal sends matching Vancouver duplex listings the day they hit the market.
What kinds of duplexes sell in Vancouver?
- New half duplex (front or back): the most common listing. You own one side under a strata plan, often with a mortgage-helper suite below. Popular in Fraserhood, Killarney, Fraserview, Renfrew and Kensington.
- Full duplex: you buy the whole building — live in one side and rent the other, or house two generations of a family.
- Up/down vs side-by-side: side-by-side units feel more like a house and usually resell better; up/down units can cost less.
- Duplex + laneway or multiplex lots: since Vancouver’s R1-1 zoning changes, many former single-family lots now carry three to six homes. See Deepak’s multiplex guide.
Where to look for a Vancouver duplex
East Vancouver (Fraserhood, Killarney, Collingwood, Renfrew, Hastings-Sunrise) has the most new duplex supply and the widest price range. South Vancouver (Fraserview, Sunset, Victoria-Fraserview, Main/Fraser south of 41st) offers newer builds close to Langara, the Fraser River trails and Marine Gateway. The Westside (Kerrisdale, Dunbar, Cambie, Marpole) has fewer duplexes at higher prices, often near top school catchments.
What to check before you buy a half duplex
- Strata setup: two-unit strata plans have no professional manager — read the bylaws and how shared costs (roof, insurance, landscaping) are split.
- The suite: is the mortgage helper permitted and separately metered? Lenders treat legal suites very differently from informal ones.
- Warranty: new builds in BC carry 2-5-10 home warranty coverage; confirm the provider and the builder’s track record.
- Front vs back: front units usually command more; back units often have lane parking and more privacy.
- Resale story: the easiest duplex to buy can be the hardest to sell. Deepak walks every buyer through comparable duplex sales before they offer.
