What it means for buyers

  • More choice and more negotiating room than in recent years, especially on detached homes.
  • New construction is competing harder — builders are reducing prices (for example, a Fraserhood half duplex Deepak lists was recently reduced by $100,000).
  • Get pre-approved first so you can move when the right home appears.

What it means for sellers

  • Price to the market from day one. Overpriced homes sit while buyers watch the price drop.
  • Presentation matters more when buyers have options: staging, video and strong online marketing.
  • Know your true comparable sales. Request a free valuation for your Vancouver or Burnaby home.

Burnaby housing market

Burnaby follows the same broad trend as Greater Vancouver: more listings and softer prices than a year ago, with townhomes and well-priced duplexes near SkyTrain still attracting steady interest. For a street-level read on your Burnaby home, see selling in Burnaby.
